Visual Impact

  • The marina has been designed over a two year period with NSW Maritime and a leading visual assessment expert.
  • The current marinas occupy 6% of Rose Bay; the proposal will reduce this percentage to only 4%.
  • There will be an extra 2 hectares of open water space created adjacent to Rose Bay Park, opening up a magnificent view and providing better access to the harbour for small craft such as dinghies, kayaks and canoes.
  • Improved public views from Rose Bay Park and Beach.
  • A 90m wide channel will be created between the two marinas; this will also improve foreshore access.
  • The open water of Rose Bay will now extend straight into Rose Bay Park and Beach. This area is currently obscured by swing moorings.
  • The current marina structure is 30 years old. It is a fixed timber structure and is unsightly, particularly at low tide.
  • The marina structure will float 4.9m below the heritage balustrade, allowing the public to look over the top of the marina.
  • The surrounding residences have ground levels approximately 5m above the mean sea level. Wunulla Road is 10m above mean sea level.
  • The average boat size will be 18m long and 3.5m high.
  • Only 14% (21 boats) of the boats at the marina will be over 20m in length.
  • Boats over 20m in length have been positioned in the outer arm only, furthest from shore. This will reduce the visual impact of these boats.
  • The public foreshore of Rose Bay West is approximately 1,000m long; including the promenade, Rose Bay Park and Beach. Under the proposal a large amount of the foreshore will be opened up, allowing views and access directly out into Rose Bay.
  • The marina will occupy only 16% (width of marina arms is 160m) of the foreshore.
  • Moorings in front of Rose Bay Park Beach (which is 330m long) will be removed.
  • The marina arms will extend midway between the intersections of Beresford and Salisbury Roads along New South Head Road.
